Cost to Work With Me

Buying your first home is exciting—and overwhelming. There's a lot to learn, a lot of money on the line, and a lot of people giving you advice. I help first-time buyers cut through the noise and make confident decisions.

Here's what I want you to know upfront: working with me costs you nothing. Buyer's agents are paid from the seller's side of the transaction. You get professional representation, market expertise, and someone in your corner—without paying a dime out of pocket.

What First-Time Buyers Actually Need

After helping dozens of first-time buyers in Shasta County, I've learned what actually matters:

Someone Who Explains Things

Real estate has its own language. Escrow, contingencies, earnest money, appraisals—it can feel like everyone's speaking in code. I explain everything in plain English. No question is too basic. If you don't understand something, that's my fault, not yours.

Someone Who Protects You

First-time buyers can be targets. Some sellers and their agents see inexperience as an opportunity. I've been doing this long enough to spot red flags, push back on bad terms, and make sure you're not leaving money on the table or buying someone else's problem.

Someone Who Knows the Market

I live here. I know which neighborhoods are up-and-coming, which streets flood, where the school boundaries actually fall, and what a fair price looks like for different areas. That local knowledge matters when you're making the biggest purchase of your life.

The First-Time Buyer Process

Here's how it works when you work with me:

Step 1: Initial Conversation

We talk about what you're looking for, what you can afford, and what matters most to you. I'll ask questions to understand your priorities and give you realistic expectations about the market.

Step 2: Get Pre-Approved

Before we look at homes, you need to know your budget. I'll connect you with lenders who work well with first-time buyers—including those who offer FHA, VA, and low-down-payment conventional loans. Pre-approval typically takes 1-3 days.

Step 3: Find Your Home

I set up custom searches based on your criteria. When properties hit the market, you'll know immediately. We tour homes that make sense, I point out things you might miss, and we skip the ones that aren't worth your time.

Step 4: Make an Offer

When you find the right home, I help you craft a competitive offer. I'll advise on price, contingencies, and terms based on the specific situation. Every negotiation is different.

Step 5: Due Diligence

Once your offer is accepted, we do inspections, review disclosures, and make sure there are no surprises. If issues come up, I negotiate repairs or credits on your behalf.

Step 6: Close and Get Keys

We navigate the final paperwork, coordinate with the lender and title company, and get you to the closing table. Then you get your keys and I get out of your way.

Common First-Time Buyer Questions

How much do I need for a down payment?

Less than you probably think. FHA loans require just 3.5% down. Conventional loans can go as low as 3%. VA loans (for veterans) and USDA loans (for rural areas—many Shasta County locations qualify) offer 0% down. For a $350,000 home, that's anywhere from $0 to $12,250.

What credit score do I need?

Minimums vary by loan type: 580 for FHA, 620 for most conventional loans. But higher scores get better rates. If your score needs work, a few months of improvement can save thousands over the life of your loan.

How much are closing costs?

Budget 2-4% of the purchase price. On a $350,000 home, that's $7,000-$14,000. But here's the thing: we can often negotiate for the seller to cover some or all of your closing costs. I've saved buyers thousands this way.

Should I buy or keep renting?

Depends on your situation. But with Redding rents running $1,400-1,800/month for a decent place, many buyers find mortgage payments are comparable—except you're building equity instead of paying your landlord's mortgage.

Why Work With Me?

  • I specialize in first-time buyers—I don't just tolerate your questions, I welcome them
  • I know Redding—I live here and have helped buyers in every neighborhood
  • I'm responsive—when you text me, I text back. When you have questions at 9pm, I answer them
  • I negotiate hard—I've saved my buyers thousands in seller credits and repairs
  • It costs you nothing—I'm paid from the seller's side
