Raw land has hidden costs a house doesn't. These six checks decide whether a parcel is build-ready — or an expensive surprise. Here's what to verify, and exactly who to call.

1 · Septic

No sewer out here. A failed perc test can make a lot unbuildable — the county requires the test plus a septic permit through Environmental Health.

2 · Water

Well or water district? No city water means drilling a well (permit required) — budget for depth, flow rate, and a water-quality test.

3 · Power

How far to the nearest PG&E line? Line extensions can run thousands per pole. Off-grid with solar is common on remote parcels.

4 · Access & easements

Is there legal, recorded access? Landlocked parcels and shared private roads need recorded easements and a road-maintenance agreement.

5 · Zoning & parcel splits

Can I get a normal mortgage on raw land?

Usually no — raw land typically needs a land or construction loan with a larger down payment. I can connect you with local lenders who do them.

Roughly what does a septic + well cost to put in?

It varies widely by soil, well depth, and access. Get a perc test and a well-driller quote before you remove your contingencies — I'll help you line both up.

What does "no perc" mean?

The soil failed its percolation test, so a standard septic system won't work. The lot may need an engineered system — or may not be buildable at all.

Can I put a manufactured home on it?

Often yes, depending on zoning. The county Planning Division confirms what a specific parcel allows before you buy.
